1. What do we do about utility bills?

Payment of service bills are not included in the rent, unless you want it to be, and in that case we can organise it.

2. Are we liable for Council Tax?

No, there is no council tax as long as you provide us with your council tax exemption certificate.

3. Will the house be clean when I move in?

Yes. A cleaning company will clean the house before you take up your tenancy.

4. What happens if I cannot pay my rent?

Call us immediately and we will discuss the matter with you.

5. What do I do if there is a problem in the house?

Call us straight away. We will resolve the issue as soon as we can.

6. Am I allowed to paint my room?

We will allow you to paint your own room but please discuss it with us before you start any decorating.

7. Can I use blue-tac or white-tac on the walls?

Your contract states you are not allowed to use blue tack or similar products. Talk to us about your requirements and we will try to provide alternatives.

8. What furniture will be in my room?

Most of the rooms in our houses are fitted with double beds and wash basins. All rooms are supplied with a wardrobe, chest of drawers, desk and chair. Some rooms have addition shelves or cupboards.

9. Am I allowed to smoke in the house?

In order to reduce the risk of fires, we do not permit smoking in any of the rooms in the house.

10. Am I allowed to use candles in the house?

No, it is against council regulations.

11. Am I allowed to have friends over to stay?

You may have a friend staying over for occasional visits only, providing the other tenants do not object.

12. Does the property have gas safety certificates?

All our properties have a valid gas safety certificate which is checked every year by a Gas Safe registered engineer. Fire extinguishers are checked annually together with the Fire alarm systems. Fire alarm checks are also carried out weekly.

13. Do I have to pay a deposit?

No. At the time you sign the contract we ask you to pay the last month’s rent. You will also be asked to pay an Administration Fee of £150.00 to secure a room and to cover our costs of checking references, issuing tenancy agreements and guarantor forms.

14. Can I terminate my contract early?

Under exceptional circumstances tenants may wish to terminate their contract early. This is required in writing. The room will be re-advertised and we will make every effort to re-let the room. However, the tenant and their guarantor are still held responsible for the rent and terms and conditions under the contract until a suitable alternative tenant can be found.
